MFA Finl is attractive because it is steadily cleaning up legacy credit problems, having resolved $200 million of delinquent loans in the quarter while reducing 60+ day delinquencies to 7.0% from 7.8% in 1Q, which supports a cleaner balance sheet and less earnings drag over time. Its distributable earnings also appear to be moving toward the $0.36 quarterly common dividend, with 2Q EAD per share of $0.12 rising to roughly $0.35 before realized credit losses, while book value per share held near $12.71 and economic book value per share was $13.20. In addition, Lima One produced $316 million of 2Q originations and management’s securitization and share-repurchase strategy is lowering funding costs, unlocking capital, and enhancing per-share returns as credit performance improves.
Bears say
MFA Finl is facing a weakening fundamental setup as net interest spread compressed to 1.56% from 1.64% in 1Q, while gross interest income of $196.8mn was offset by lower asset yields and persistent funding-cost pressure. The bearish view is reinforced by rising credit stress in its mortgage-focused book, with 60+ day delinquencies increasing to 7.8% from 7.1%, including sharp deterioration in single-family transitional loans to 15.8% and multifamily transitional loans to 30.0%. Although distributable EPS was $0.30 in early May, it still trailed the $0.36 dividend, and the expected acceleration of realized losses in 2Q26 suggests earnings and coverage remain under strain.
